Fire safety must be considered after planning and design, as it also has a direct influence throughout construction. Our team can help to confirm that what’s being built matches the agreed fire strategy, and support your project through to final sign off, whether that’s Gateway 3 for higher risk buildings or Building Control approval for non high risk buildings.

This depends on whether your building meets the definition of a higher risk building under the Building Safety Act 2022, buildings at least 18 metres tall or with at least 7 storeys containing 2 or more rooms for residential purpose. If it does, Gateway 3 applies instead of standard Building Control certification.
An EWS1 is typically requested by mortgage lenders to assess external wall fire safety before lending. A FRAEW is a more detailed technical assessment, often required where a risk has already been identified, or to support insurance.
It is highly recommended. An approved strategy sets out the intended design but site inspections confirm it’s actually being built that way. Issues are far easier to resolve while work is ongoing after completion.
The ‘golden thread’ is increasingly regarded as best practice for all buildings. It’s the record of fire safety information that must be created, maintained, and handed over for higher risk buildings, from design through construction and into occupation.
